The First Conversation

When you contact Henley Roofing, a member of our office team will receive your call. We collect your name, property address, phone number, email address, and a brief description of what is happening. Residential requests are then passed to the residential estimator/project manager.

You can expect a prompt response and clear communication. We do not publish an exact response-time promise because call volume and field conditions vary, but responsiveness is a priority throughout the process.

Scheduling the Evaluation

Your residential estimator/project manager coordinates the inspection or service visit and communicates with you as the appointment is planned. It is helpful for you to be present when practical because direct conversation allows us to understand your concerns, explain what we see, and help you feel comfortable with the process.

Access needs vary. Your residential estimator/project manager will let you know if attic, interior, driveway, gate, or other access is needed.

Evaluating the Roof and the Real Need

The evaluation is tailored to the roof and the reported problem. Depending on the project, it may include the roof surface, attic or interior areas, flashing, penetrations, ventilation, drainage, storm-related conditions, measurements, photographs, or other appropriate observations. Not every project requires every inspection method.

A visual inspection cannot reveal every concealed condition. Our goal is to gather enough reliable information to recommend a responsible next step.

Clear Findings and Honest Options

If a repair is a reasonable solution, we will explain it. If the roof has reached a point where repeated repairs are unlikely to be a responsible long-term choice, we will explain that as well. The residential estimator/project manager develops recommendations based on the roof, the home, the homeowner's priorities, and the available budget.

Henley does not automatically present every possible tier on every project. Options are selected because they fit the home and the customer - not simply to make the proposal larger.

A Written Proposal

Henley uses ProLine CRM to send proposals electronically. The proposal identifies the approved scope, selected materials, pricing, applicable options, exclusions, common concealed-condition unit prices, payment terms, and warranty information. Signatures are handled electronically.

We prefer to complete the evaluation and prepare the proposal afterward so the scope is not rushed. When a straightforward project requires an immediate estimate, a quote may sometimes be prepared on site.

Choosing the Right Roofing Option

Shingle proposals may include up to five tiers. Exposed-fastener metal may include up to three, and standing-seam metal may include up to two. The number of options presented depends on the home, system, project requirements, and budget. Your residential estimator/project manager assists with product and color selection as needed.

The proposal may compare practical differences such as appearance, system components, performance characteristics, impact resistance, algae protection, manufacturer warranty eligibility, and total investment.

Approval, Deposit, and Scheduling

A project is normally authorized by electronic signature and a 15% deposit. The residential estimator/project manager orders materials, coordinates the schedule, and keeps the homeowner informed as the start date develops. The remaining balance is generally due at substantial completion. Financing may be explored through the link included in the quote.

Roofing schedules remain subject to weather, safe working conditions, material availability, access, and conditions discovered during the work.

Preparing and Protecting the Property

Before production begins, Henley evaluates the areas directly affected by the work and uses the protection measures appropriate for that home. This may involve access planning, material and debris placement, landscaping protection, vehicle relocation, exterior-feature awareness, and safety considerations for children and pets.

Homeowners may be asked to move vehicles, outdoor furniture, potted plants, or other items and to protect sensitive attic or interior contents from normal roofing vibration.

Completing the Roofing Work

Repairs are performed by a repair technician, who may be a Henley employee or qualified subcontract labor. Full replacements may be completed by Henley employees, qualified subcontract crews, or a combination. Henley remains responsible for managing the work and customer experience.

During active production, a Henley project supervisor serves as the customer-facing field contact. The supervisor helps ensure sound roofing details are followed and interacts with the homeowner as needed. The residential estimator/project manager remains involved and available.

Communication and Unexpected Conditions

The residential estimator/project manager communicates scheduling and weather-related changes. During active production, the project supervisor is generally the first customer contact, with the estimator/project manager available as needed. When concealed decking, framing, additional layers, or another hidden condition is discovered, Henley explains what was found and the cost before additional work proceeds when practical.

Common concealed conditions may be handled using unit prices already disclosed in the agreement. Other changes are documented through an approved change order. Immediate protective work may be performed when necessary to keep an open roof reasonably protected.

Cleanup and Completion Review

Henley manages debris, materials, equipment, access, and temporary protection throughout the project as needed to protect people and property. At completion, the affected areas are reviewed and cleanup is performed in proportion to the work. The project supervisor and residential estimator/project manager both participate in final quality-control review.

The exact combination of walkthroughs, photographs, completion discussions, and follow-up depends on the project and the homeowner's needs. If you later find debris, a nail, or another concern, contact anyone at Henley Roofing so it can be addressed.

Payment, Warranties, and Support

The final invoice is issued after substantial completion. Qualifying complete residential reroofs include Henley's Two-Year Limited Workmanship Guarantee and applicable Workmanship Assurance Rebate terms contained in the agreement. Included manufacturer warranties are registered by Henley; documentation may come from Henley or directly from the manufacturer.

Repair warranties are not automatic. Any repair-specific coverage must be stated in the written proposal. After the project, a homeowner may contact anyone at Henley; the residential estimator/project manager will generally coordinate the response.

Roofing is exterior construction, and some variables cannot be known before work begins. Weather may move the schedule. Tear-off may reveal deteriorated decking, framing, extra roof layers, or other concealed conditions. Material availability may also affect timing. Henley communicates these changes, explains the effect on the work, and documents added scope or pricing according to the agreement.

Cleanup and Completion Standard

Cleanup is managed according to the size and character of the work. The team removes project debris, organizes materials and equipment, reviews affected access and ground areas, and uses the appropriate cleanup measures for the property. The project supervisor and residential estimator/project manager participate in the final quality review.
